I appreciate the hard work in getting us to the point we can see prototypes! I have practical considerations to share.
1) I believe Option A with less intense wall color options would be more broadly appealing over time (that is, better for home values).
2) I am glad to see brighter hallways in each of these prototypes. In the real life case, when considering that all individual unit entrances will have the LED sconces, the full lighting effect will be significantly brighter. I am concerned that this plan will over-achieve its lighting objectives with the higher wattage ceiling fixtures that are in both prototypes.
I understand that the new ceiling fixtures will require over 25% more electricity; that means over $100,000 more expense every year for the Association. A $100,000 expense now will only increase over time and result in an additional reason to increase our homeowner dues.
Together with the reflective paint colors, top and bottom reflecting ceiling fixtures, and high output efficient LED entry sconces, we probably do not need significantly increased wattage lighting elements in the ceiling fixtures. I do not want to make an environmentally irresponsible decision with the lighting and saddle the Association with a wasteful infrastructure decision for decades to come.
